Our guest for the first installment is Realtor® and broker, Michica Guillory of Commercial Leasing 101 and The Guillory Group. Michica (I call her Mish and she says it’s OK for you to call her that too) have been friends for a number of years and have always been supportive of each others’ business. So she was more than happy to share her expertise. She has worked as a commercial property manager for some pretty big companies here in the Houston area and on today’s show, shares what we as business owners need to know before we sign a commercial lease.
We’ll talk permits, signs, and things in a lease you need to know about like percentage based rent.

About Michica Guillory: For nearly 15 years, Michica has worked for the best companies in the business as a property manager, representing landlords: CB Richard Ellis, Jones Lang LaSalle, Insignia ESG, Tarantino & Transwestern Retail. Today, she owns a successful residential brokerage called The Guillory Group, focusing primarily in west Houston (Katy and Cypress). Michica also owns Commercial Leasing 101, a company dedicated to teaching the “basics and beyond” of a commercial lease transaction to my colleagues interested in this side of the real estate business.
Michica is also a huge fan of community service and loves Houston! She’s sat on the board of the local chapter of the NAACP, served as a scholarship judge for Coca~Cola, moderated community events for the March of Dimes, built homes with the Habitat for Humanity, volunteered for a local “Mom’s Day Out” program for mother’s with physically and mentally disabled children, served as a committee member for six years with The Thanksgiving Houston SuperFeast and is currently a rodeo Committeeman serving on the Recycling Committee and in her words is, THE HARDEST WORKING COMMITTED THERE IS!
